Good piece Alex. I found it kind of hard to think that a place that has so much attention from rich people has redevelopment / infill issues.
Question I have is what might this mean to investors - despite the crunch, there is still lots of liquidity and expertise to take this opp on enthusiastically.
Meanwhile - did I mention that I spent time with Georgie Bethel, Pres of Bahamian Development Bank some years ago?
THe biggest problem that we have had is the enforcement of any of the regulations set forth. As always things go neglected and then as time wears on everything follows suit, why should I spend the money to paint if my neighbor is not doing it also. The new government is taking a proactive approach and is giving incentives to get the ball rolling. Starting with the small things like a new coat of paint, green spaces always give people a feeling of well being which in turn makes them want to do a better job.

For investors, the revitalization of the downtown sector would boost business by customer satisfaction and more people visiting the city centre because it is worth visiting. We used to have about 65% of cruise ship passengers come off the boats and shop and eat at the restaurants but now that number is around 35-40%. The overall tourist numbers entering the country has increased but the downtown sector is still failing.

For investors looking at out island development opportunities the Out Island Development concessions will hopefullly inspire more people to invest in these Out Islands as we have some major development in the pipeline that are finding it ever more expensive to complete the developments. I was just talking to a gentleman from Canada yesterday who was interested in purchasing a residential appartment complex and I asked him if he would consider building one, his response to me was that it was cost prohibitive. I talked to him about doing something like this in the out islands that are covered in the Act and he was much more amenable.

I think we did talk about Georgie when we were in Vegas.

I was thinking about this discussion item - it might be better if done as a "Blog". More info by way of blog on Bahamas as an investment destination would be very attractive to readers, I thik.
That is not a bad idea I will look at that. Is there a blog on our homepages? How does it get around?
