How Will Drive for Sustainability Affect Your Profession?

In our discussions with professionals at several conferences (including REALComm 2008) one of the most emphasized areas of discussion has been related to measures to deal with challenges in sustainability, including energy and green buildings.
Most obvious early entrants into this conversation among professions are those involved in design / architecture and property / facility management.
But surely, all professions need to paint green somewhere in their strategies.
For example, over a coffee with Jeff Ranson of Innovolve, we discussed how using Intelligent Building Design and making buildings appreciably more sustainable made them more attractive to tenants. Jeff also explained how developers are able to take advantage of cost savings and time to completion and how tenants become easier to retain.
So, what say you, brokers, developers, appraisers and others. How will the Green Tide affect your day to day jobs?

Corporate Real Estate???
The participants in this industry segment are the occupants (as owners and/or occupants), the owners (as occupants or investors), the people who care for the property (as managers - 3rd party or for occupiers), the financiers, those who add intellectual value (as appraisers and advisors), and transactors (which include CRE Services Specialists).
The obvious parts of the economy associated with this sector are related to capital investment, operating costs, revenues, fees and NPV.
Some of the economic impacts are less tangible. For example, what effect will the space, from a sustainability perspective, have on employee, and downstream, tenant retention?
And if intelligent design is employed, what effect will this have on operating costs, NPV and tenant satisfaction?
I think anyone who is intending to make a living in being an intelligent integrator of CRE services for corporations will need to be (if not expert) well versed in sustainability concepts and well connected to other professionals in the field.
