How Do You Review a Potential Tenant's Credit and Secure the Lease?

Do you have a procedure, written policy or format/form for reviewing a potential tenant's credit and securitization of the lease?

I am putting together a training piece for a client on how to develop a credit analysis plan or procedure a PM or FM should have in reviewing a tenant's credit and how to set a parameter for the securitization of the lease, as a result of the findings. This is simply a short tutorial to show a range of ideas and concepts to help the PM or FM develop their own process or policy on how to weigh the choices and make a decision. I am looking for sample procedures, policies, forms, formulas or whatever methods folks are using today. Feel free to include your logo or name on the samples as I will keep the documents in their original format so folks are credited appropriately. My goal is to do this training piece as a demonstration of what folks are currently doing today all over the world in different categories and markets. I really am hoping for a good mix of ideas and concepts. Remember, the response can simply be words or a short paragraph of your procedure. Also, I am happy to assemble all I receive and share it my box.net folder if folks are interested in seeing what I gather. Please give me permission to do so, if you send me any samples.
