One of the latest sustainable models or niches that has drawn attention is Student Housing. Apartment Finance recently released an article on the topic which I found to be quite interesting.

A sustainable model: a client has focused his business over 20 years (and 3 market cycles) on a niche: communities in Canada with less than 35K population. Reaason - most lenders have this as a cut-off point because the market is too shallow. But for him it eliminates most of competition. And there is plenty of appreciation in these markets.
Do you know of other sustainable models like this?
