PURCHASING CRITERIA

•A Class Multi-unit Properties
•Prefer A class areas
•Prefer 100+ doors, will look at the right property over 50 doors
•Prefer $10M+ properties or portfolio; will consider far less on note, if value is at least in this range.
•Will consider either single or multiple properties inside a portfolio
•Max LTV of 35% on notes, 65% LTV on real property
•Lowest occupancy rate of 70%

BIDDING PROCESS

•If offer is accepted, will provide LOI and Proof-of-funds within 48 hours
•Max escrow is 10%, terms offered as part of LOI
•Due diligence period of no less than 7 days
•Can close with all cash in 15-30 days
