Real Estate Yields for Los Angeles Industrial

What would you pay for a B Class industrial building in central, well-located Los Angeles? 150,000 SF, mid 70's construction, 21' Clr, 50% coverage with decent trucking. Average condition, recent roof and paving. Tenant is paying $4.40 per year NNN. Tenant is local credit with a long history in the business. Not a bidding war - just a one-off deal. Tenant may also take 20% of the deal, pari passu.See More

SIOR Spring Conference Brings More Optimism

We finished our semi-annual meeting in Orlando, Florida. The general sentiment is we have reached the bottom of the cycle. Although by what measurement? Recent sales and leases have indicated a low point. However, when other leases expire, those buildings will still need to discover their own downward level. SIOR Spring Conference Brings More Optimism
