I'm working with a client at the moment that is looking to purchase distressed assets. He is a cash buyer up to, say, $3 million at a time.
He also represents connections for an additional $12 million in cash.
Our preference is the following:
- NNN deals
- Single Tenant
- Retail (currently buying some restaurants & also a furniture store)
- 11% cap rate
- Nationwide (currently buying in Indiana, Ohio, South Carolina & Texas)
We can offer the following:
- Quick decision making
- 20-day due diligence, closing within 5 days of due diligence completion
- Proof of funds
We are willing to look at "dark" properties if you have the tenant ready to go with a 10-year lease. We'll take ownership when the lease kicks off. So, dust off those unsold properties and find some tenants, we might very well be interested!!!
