Martha Paschal replied to Jim Searing's discussion 'Why Aren't There More Women Leaders Visible Within the Commercial Real Estate Industry?'

Martha Paschal replied to Jim Searing's discussion 'Deutsche Bank CMBS Research: The Future Refinancing Crisis in Commercial Real Estate'

Martha Paschal replied to Elaine M Lyles's discussion 'Looks like the US Treasury is positioning the PPIP to move forward'
Believe me, the CRE industry is VERY well-represented on the Hill! Vibes don't count as much as campaign contributions, and the Mortgage Bankers Association, the National Association of Homebuilders, and the National Association of Realtors…

Projects and assignments

I managed a team of 5 analysts in running 7500 loans with a face value of $12.5B in subordinate-tranche CMBS. This entailed site surveillance, workouts and foreclosures, including a Wall Street-sponsored fund with a 7% default rate.

I had responsibility for handling the Red Capital, Centerline, Prudential, and MMA relationships ($60B in debt products) for Fannie Mae's Debt Asset Management group.

I had arranged $105MM in debt and LIHTC equity financing for 600 affordable housing units in Arlington County, Virginia, as a consultant, and have closed over $175MM in transactions with Volunteers of America.

Martha,

If you were to look at our metro area since January we have had only two mulfiamily properties over 50 units sell. Our market in 2007 was $2.7 Billion and this year we will be lucky to pass $100 million.
